BASS PRO SHOP - Opened March 31, 2005

BASS PRO SHOPS GRAND OPENING WAS A HUGE SUCCESS! Shoppers are coming from a wide radius of 2 to 3 hours and staying for about 2 hours.

The City of Columbia Convention and Visitors Bureau reports that the city has over one-million transient day visitors where the primary purpose of their visit is shopping. Additionally, person visits in area hotels exceed one-million on a "one person - one night" count.

Columbia has over 3 million visitors annually from outside a 60 mile radius, including all convention delegates and Missouri University events.

CenterState Shops - 45,000 Sq. ft. - NOW LEASING

The twin buildings of 22,500 sq. ft. each are completed and currently leasing. Located between Bass Pro Shops and Hilton Garden Inn these upscale shops are expected to provide visitors with a large variety of  unusual shopping selections. Leasing efforts are underway with four end caps of 3750 sq.ft. each and 16 interior spaces of 1875 sq. ft. each. Rents range from $24-30 per sq ft.

 

HILTON GARDEN INN - Opened March 31, 2006

Construction is now complete. The four story hotel has 152 rooms with several conference rooms. With a rack rate starting at $95, this hotel caters to the business traveler as well as visitors to Bass and Centerstate Crossing. Marketing studies conducted by Hilton have shown a need for a four-star full service hotel, which is not presently available in Columbia. The convenience of guests being able to walk to restaurants, shops, retailers, and Bass will offer visitors something that no other Columbia hotel can provide.

 

FURNITURE ROW - Now Open

This is the 275th store for this furniture chain. The 60,000 sq.ft metal building houses four different  stores with separate entrances. The interior connects all stores for easy shopping. With the same ownership as the others, this unusual design offers a broad selection of high quality mid-priced furniture. Furniture Row is considered a destination store, attracting buyers from large regional areas.

 

LONESTAR STEAKHOUSE - Now Open  

Construction is now complete for this national chain restaurant. Located across from Bass Pro Shops, at the corner of Centerstate Drive and Bass Pro Drive, and with excellent visibility from US Highway 63, the number of visitors that will pass this restaurant is forecast to exceed 3 million, annually.

 

RUBY TUESDAY - Now Open

This is the second Ruby Tuesday in Columbia. The other is located near the Columbia Mall. Next to Lonestar on Bass Pro Drive, this restaurant is the closest to the Hilton Garden Inn.

 

PHILLIPS 66 - FAST LANE STORE - Construction Starting Soon

FastLane now has 28 stores in Mid-Missouri. Most are to the south and east of Columbia. Plans are underway to build a 5000 sq. ft. store with a large Touch Free vehicle wash. The bays will accommodate the expected RV and Boat Trailer type vehicles with an over sized turn around. Also to be built on this 3.1acre site will be a stand alone restaurant building of 3650 sq. ft. The location of this site adjoins the US 63/Vandiver intersection and Woodard Lane. UNITED METHODIST STATE HEADQUARTERS - Now Open

United Methodist will be the first office building in our 10-acre Centerstate Corporate Campus. Located on Woodard Lane and Mexico Road the area is to the north of the rest of the Centerstate Crossing project. The office building will house three main divisions. They are the state Bishop's offices, state administration center and the youth activity group section. UM has consolidated their regional offices in Kansas City, St. Louis with Columbia. Presently in leased space they chose this site partly for ease of directions close to Bass Pro Shops for there many state-wide visitors attending various functions. Another factor for them is the Hilton Garden Inn with conference space and the many restaurants in Centerstate Crossing.

 

SPECIALTY RETAIL CENTER

VALUE / RETAIL CENTER

Grading for this 17.5-acre tract is just about finished. Plans are to build about 125,000 sq. ft. of lifestyle retail leased space and 4 restaurant pads. Leasing efforts are underway. Building is expected to commence in early 2005. Centerstate Drive is complete.
 

SITE IMPROVEMENTS - PHASE I

Bass Pro Drive and Lake Ridgeway Road have been completed. Storm water and underground utilities are finished. Some minor grading and clean up work remain. Plans for approval and the building of Woodard Drive to Bass Pro Drive are underway. Centerstate Drive that connects Vandiver and Bass Pro Drive is ready for paving when weather permits.

PHASE II - RETAIL POWER CENTER

Grading will start soon on this 32.5 acre site. Located north of Phase I on Vandiver, plans are underway to sell and/or lease this 250,000/300,00 sq.ft. power center. The barns and house have been demolished. We expect finished building sites to be ready in the first quarter of 2005.

PHASE III & IV

No specific plans are underway for the 60 acres east of US 63. When this site opens Creekwood Parkway will be extended from Home Depot on Clark Lane to the Vandiver interchange. It is projected that this road will be a parallel road to US 63 similar to Bass Pro Drive.

 

FUTURE PLANS

At the opening of Phase II Vandiver Road will be completed to the five lanes that has been approved. The bridge is piers for five lanes as to not interfere with US 63 traffic. The city will also extend Vandiver from the intersection easterly to connect with Mexico Gravel Road. Numerous residential housing sub-divisions are in the process of building and/or planned for that area to the east of Centerstate Crossing. At the time Vandivers expanded plans are to connect Lake Ridgeway Road to Clark Lane to the south near I-70.
