McDonald Properties, under the direction of its principal Curtis McDonald, has been active for many years in the real estate development and construction business. We have extensive experience in residential and commercial development. From 1995 until 2007 the focus of the company was the development of shopping centers in secondary and tertiary markets throughout the Midwest and near West (view past projects). After a successful run of developing these projects, we realized toward the end of 2006 that the demand for new shopping centers was waning. We made a strategic decision to return our focus to residential rentals.
We believe that the demand for rental housing is going to increase due to a number of factors. Chief among them are: 1) The realization by the consumer that home ownership may not always be a great investment and 2) There are and will be financial hurdles to home ownership including the requirement for a more traditional sized down payment and a longer term positive credit history.
Our business plan is aimed at filling the need for increased rental housing. To fill this need we are using modular and manufactured housing in a single family or duplex format. In this way, we can create a rental housing development of better quality than multi-family projects at a rent comparable to multi-family apartment projects.
We have extensive experience with modular and manufactured housing dating back to the early 1990’s, and are currently implementing our business plan successfully (view Dubuque Iowa listings). Due to the current economic conditions there are many subdivisions with fully or partially developed single family lots available throughout our target region of the Midwest and near West .This makes the projects especially feasible. The plan works well with raw land development, as well.
We are dedicated to providing a quality rental product for our tenants while providing strong returns for our economic partners.
